Today, we're gonna be talking about how we finance land, we are gonna be talking about a beautiful property out in Klamath County, Oregon. My name is Dave Denniston. I am the owner, along with my beautiful bride Serena, of Generation Family Properties LLC. And our goal, the whole reason we started this company, is we wanna help hundreds of people just like you to own land. And most of all, we hope along the way we can tell your land story. And so my friends, with this episode today, I wanna tell you a little bit about Klamath County, Oregon, a property we have there. And then we're gonna talk about how we finance land and how that works and what you need to be aware of. So, I'm gonna go ahead and share my screen here with you. And so what we have here in front of us, is we have our website where we are featuring today a two and a half acre property in Klamath County, Oregon. Klamath County one of my favorite places, this particular property is in a subdivision called Klamath Forest Estates. You notice here on this particular land it's fairly flat. There are some older trees and there's quite a few newer trees that are growing on this property. This one it's priced at about 9900 dollars cash that you can see. It's near the Freemont National Forest BLM land and if we scroll down here a bit further you see we got a video on the website. So, you're gonna wanna make sure to check that out. Really great for someone who loves the outdoors. You can see that there are a home or two around but not a whole lot. Let me go to the google map here. So, the property starts down here. It goes up there, that's about the northwestern border of it. You can see that there is a neighbor here across the street but nobody here to the east. If we scroll out a little bit here, you can see there's lots of roads, really well maintained. So, there's great access getting to this particular property. That's off of Mountain Quail Lane. You notice here this is Sprague River Drive. This is the main drag that takes you into Klamath Forest Estates. You can see it goes long here. Things are pretty well-defined west to east. About I think it was about three or four years ago, there was a fire that went through the area. If we look at some of these pictures, I think you can even see where some of the burn was. About right over here, you notice there's a bunch of trees that have no leaves on 'em. That's because of the fire that happened in that area. And this particular property was not touched. Lots of grass, easy to get to. If you scroll out a little bit further on our google map here, you'll see this is the Sprague River. We have in the past on quite a few properties here, there's a small town up Sprague River that is out over this way. There is also the town of Beatty that's around. Go a little further west here, there's Chiloquin, there's Agency Lake up here and Klamath Lake and then down to Klamath Falls. So, if you look where this property is at, you can see here it's up here. There's Klamath Falls, there's Chiloquin, there's the Town of Sprague River. If you look around here, it's pretty sweet. You got the national Forest that's really close so some great hunting and stuff you can do up there on BLM land. And not too far away is Crater Lake. So, we take a look here there's Crater Lake not too far away. Scroll a little further out, you notice here this is the border of California. Here is Eugene, Bedford is the closest big city, I would say, relatively. Here is northern California, Reading; Eureka. You go a little further up here, you can see that's the way up to Portland and down over here is down the way to Sacramento and so on. So, great location, off grid, you still have plenty of trees on this property. You notice you get kind of east here and it's pretty deserty. So, that's what I love about it and this particular area. Now, for this property, you'll notice here we have some good information. One of the things about Klamath County that I really like is that they do allow mobile homes

I think we're good Dave: I think so, we can see ya Christie: ok, good Dave: so Christie tell us a little bit about you, what's your background where are you from? All those kind of good things Christie: ok I was born in Ohio but I moved to Texas when I was 3 so I'm basically Texan, through and through, rode horses all families in the oil business, drove a truck Dave: you drove a truck Christie: yeah, yeah a big one too. So yeah I rode horses most of my life on the farm and now I work for you and I love it Dave: so tell me about the farm. What was that like, living on a farm? Christie: I didn't live on the farm actually I lived in just a normal neighbourhood house but we went to the farm every day I got to ride the horses I taught riding lessons and I competed all over the country so that was just my job actually I'm so lucky I got to ride horses and compete and train every single day for years it was amazing I loved it Dave: and what are you doing now you're still doing horse competitions right? And teaching people Christie: no I'm actually not I haven't been riding for about a year and a half I just decided to take a bit of a break I still have all my horses they're basically my children so they will be forever so they're stuck with me but I don't compete anymore I just kind of needed a break I did it from the time I was a kid so now it's more just pleasure and just hanging out with the animals Dave: I love it, awesome. And what are you doing for fun nowadays then is that pretty much what you do for fun, hanging out with the horses or what do you like to do? Christie: I like anything outside if it's outside I'll do it, hiking cause I live by the mountains and the beach so hiking, beach, taking the dogs out I just love being out in the sunshine and if there's an adventure to be had I'm in Dave: well I know you've written a lot of blog posts for us and so I would love for you to share if you don't mind just for a few moments some of the blog posts, you told me before you're gonna have to buy one of these pieces of land cause you're falling in love with all these different areas as you're writing the blog posts Christie: well I told you from the beginning I wanna buy a piece of land that's part of the problem now I don't know which one, where to go because every time I do a blog I see these pictures you know waterfalls and rafting and mountains and I'm like oh I wanna do that, I wanna do this, I wanna do that so I actually really don't know whether I'm gonna buy a property or not it all sounds amazing but it's been really cool to write the blogs cause I've gotten to know about counties and states that to be honest I don't know I didn't know anything about maybe wouldn't have ever visited but definitely on my list of places to visit Dave: awesome well do you have one you wanna share that yesterday I actually shared the Park County blog that you did because I was talking about one of the properties of Park County so if you wanna share your screen show people all this wonderful hard work you're doing which as a matter of fact everybody, Christie actually has worked a year out so we have a whole years' worth of blog posts Christie: so tell me what you can see on the screen Dave: we can see the beautiful ocean Christie: ok now can you see cactus? This is the first show that we've ever done today and our mission here in Land Stories live is we want to help hundreds of people like you own land - maybe even thousands of people eventually. And more importantly than that, we want to tell your story, your land story. And so my friends we're gonna be doing this on Mondays and Tuesdays around 11am central and around 4pm central on Tuesdays. And so we're gonna try this, hopefully it goes great. We're planning on launching a podcast. We're gonna turn these shows into audio format as well as having exclusive just audio podcast episodes. So, we're so glad you are with us on this journey. And just to give you a little bit of a background, we really consider ourselves a family-run business. We are dedicated to helping you fulfil your dreams of buying land that you deserve, whether you want to hunt, whether want to camp, whether you wanna fish or off-road or spend family time together, we are in this business of trying to help you create memories for generations to come. Now, I wanna tell you a little bit of a story about why; why did we start investing in land and why do we feel this mission is so important to us? Well, I'll tell you it all started for me back when I lived in Seattle. I'm originally from California, Alton southern California within Laguna Hills is where I went to high school. And I went up to Seattle for college and my wife and I met there. And when I was in college, my folks had quite a bit of residential real estate, houses. And they had bought one out in Manchester, Washington which is across the bay from Seattle. And the gentleman that ended up renting the house was in the Navy and so we appreciated his service. This was back in 2002, 2002 and he got called up for the Gulf War. So, he's gone for months and months and months at a time and we weren't collecting rent. And he had changed some stuff in the house and we weren't big fans of that but we wanted to support him while he was serving the country and due to some of those collection problems and issues it just really kind of burned me out on real estate. And as my wife and I got married I said, you know, it'd be kind of cool but gosh, it takes so much time. I knew the time it would take to have that kind of business. Fast-forward a few years later, my wife and I had our youngest daughter. She was born super-duper-duper premature. She was born 12.4 ounces. She was less than a pound when she was born, our little miracle girl. And you can probably see in the background there with my family photos, my family. And the thing that really changed for me is I ended starting another podcast that actually was specific for financial freedom for doctors. If you ever wanna check it out, it's the Freedom Formula for Physicians because of the experiences we had out in the [inaudible: 0:04:00.2] and I heard about investing in land as part of that journey of having my podcast. And I thought wow, it sounds pretty cool but man do I really wanna get back in the real estate game? And as I started exploring it, I really found out that I had some knowledge and some skills that really just seemed to tailor well for this business. And then as we started selling our first few properties, what really made it for me was people were excited about land. And we come in often with a lot of our land and people, let's say a property costs 5000 dollars or 10,000 dollars, a lot of people don't have that cash but what they can do is they can put maybe a few hundred dollars down and they can make monthly payments maybe 65 dollars a month or a hundred dollars a month or 300 dollars a month on a property so that they can own it. And people are just so happy and I was getting so much in the way of great feedback that I said man, I love this. What an awesome way to help people. And so we've done more and more and more of it and we now have something like 40 properties in our inventory. It's frankly probably a little bit of addiction for me.
