Open houses have fewer people and more properties have been sitting on the market longer. But, there are tons of opportunities for the buyer's side because they are doing well in today's market. 2:24 Seasonality Of The Market John and Matt share that there is seasonality in every market. It includes interest rates going up, market changing, and more. When this happens, the worst thing you can do is cut your sales and marketing. You have to look at the numbers and the facts, be logical, and not egotistical. You can also use Real Market Reports to show your clients facts on what's driving the market. Another tool is Focus 1st, which helps you create graphs for a visual pricing guide for your clients. You have to dive deep into sub-sections of the market to know the right direction you're going. John highlights the importance of becoming a student of the market. 13:24 Use Data And Processes You can use data, processes, and probing to help position the home in the market. This helps buyers and sellers come to their conclusion when it comes to pricing. This means they believe and are more vested in it. 16:22 What Are You Measuring There's always a number we're paying attention to in business. Matt shares that the focus for their team right now is dialing, because it's the type of market that needs to work with people. He believes that dials are a direct correlation to the effort. The more activity you create, the more business you'll get. 19:40 Working VS Being Productive John and Matt talk about the difference between being busy and productive. Not everybody who thinks they are working is working. You have to look at the effectiveness of what you are doing every day.
