Jim was blown away by eXp culture - of leaders not being in a scarcity zone and are just ready to pour their minds to help you grow your real estate business, of attracting and not chasing real estate agents, and of celebrating wins and building relationships with people that align with your values. Show Notes: 1:38 Jim Wehner's Story Jim's life seemed to be a roller coaster of a ride where there were highs and lows, and he had just become grateful for those failures which became opportunities for him in the long run. He was supposed to purchase a house in Arizona but was scammed by a real estate agent who just took his money. Eventually, he was able to chase the guy with the help of federal investigators, and even though his first-ever real estate transaction did not turn out good, he still believes that real estate is a platform where you're going to earn the penny based on what you bring to the marketplace. 5:45 First Success in Real Estate They purchased a house in Chandler, AZ. The initial goal is to fix and flip but upon seeing the nice environment, variable weather, and cool lifestyle, they decided to live in it. This became the best financial decision they have ever made and has been a great stepping stone for them as real estate investors. 8:04 Duplicatable Transaction They bought another house in Peoria, AZ duplicating the process that they made in the Chandler property. They put it under his wife's name and made 40,000 out of the transaction, so literally, he was able to earn what he's earning annually as a previous manager during his first two months in Arizona. 11:30 Taking Business to the Next Level His wife got a real estate license. They were just starting out in real estate and they didn't have very much on their names and they realized they need to have consistency and reliability in their business. From doing fix and flip, they have also ventured into retail real estate. 13:51 Central Focus With all this growth, Jim's central focus is still growing and learning. He and his wife Jen are hungry for knowledge and they treat themselves as little boats trying to get their ropes tethered to bigger boats, that is, modeling after successful people in order to navigate through the waves of real estate. 17:10 Getting into eXp Jim started on small local brokerages and eventually they outgrow them, being the number one team from one brokerage after another. The thought of getting into eXp started when the people they are surrounded with pitched to them and said they should check out eXp. Jim was blown away by the eXp model with all those buckets of income opportunities, revenue share, and being an eXp shareholder, making everybody on their team win. 21:25 We Owe It To Our Team Coming from the same thought of pouring into our team, the question is how can we provide more value and more opportunities for them? We owe it to our team to really check out the eXp model and see how much value and opportunities it provides not just for the team but for the agents, individually. 27:48 What sets eXp apart Based on experience, Jim believes that eXp is the only mentorship-based brokerage where upon joining, you would get a board of directors that are going to pour their minds into your business, and that makes eXp an incredible environment. When you align with these people, they all want you to be successful just like them. It has not only changed Jim's business. Being in an environment where you want everybody to win, Jim became a better husband, a better dad, and a better leader. 33:01 Show Up and Suck For Jim, the most valuable part of joining eXp is the relationships that he built with people who are not afraid to share what they have learned and experienced. Show up and suck means showing up with people that align with your values and goals, being humble enough to learn from them, and eventually, you'll suck less and share more with other people. 37:43 Ambassador of Information The initial plan of their real estate career was to recruit people. But Jim being in a team-oriented mindset does not want to recruit or pressure-cook people. He just showed these agents that he cares about them and he was once in their shoes. He wanted to show something different and that's how he was able to grow his team. 40:59 Don't Explain It The way to go for agent attraction is to not explain or vomit the information directly to the agent you're trying to recruit. Jim usually has three-way calls or webinars in order to attract, not chase people.
