Real Estate Update and Stocks: Stock market soared today a lot having to do with tech companies outperforming so that’s good news. S&P closed today (Jan 19) at record high for the first time in two years. This month, mortgage rates have remained in the 6.6% range which has kind of been ongoing since last month. As we can remember in October- rates had hit 8% then floated in the 7% range for some time. The last time rates were this low was in May 2023 when the market was competitive. If you bought a $1M home w/20% down payment today using the 6.6% rate you’re looking at about $5,109 vs if all things being the same but the rate is 8% that’s $5,870. So a $761 difference. This is why we are seeing things pick back up. You may be curious why rates improved and that’s because of core CPI, which was lower than expected. Core CPI last month came in at 3.9% than a year ago but it was down from the annual rate of 4% from last month. This 3.9% was the lowest level since Sept ‘21 Core CPI calculates inflation in the country and excludes the food and energy components. This at one point this was in the 6.6% range in 2022. This fight against inflation has been ongoing and the reason for the Fed hiking fed funds rates 11 times. Last year we heard the Fed may lower these fed fund rates and only time will tell. CPI increased 0.4% in September, and over the last 12 months it increased to 3.7%. Barry Sternlicht, billionaire of Starwood Capital, private equity firm- who specializes in real estate - sounded the alarms MORTGAGE RATES Average mortgage rate for the last 3 months is about 7% There were 1.13M homes for sale at end of September, down more than 8% from a year ago (inventory) Lowest levels since Great Recession Sales of previously owned homes in September dropped 15.4%, compared to September 2022. CA house payment risen 127% since right before pandemic, while house prices has rose 45% First time home buyers made up 27% of sales; All cash sales 29% - up from 27% in September and up from 22% in sept last year End of year is the best time to buy - less competition since buyers go on vacation and enjoy the holidays It is likely the Fed will not raise rates Nov. 1 - “our economy is resilient, unemployment is low and inflation is in check/sticky” - but rates are hanging high. Prices fell last year from June 2022 til Dec 22 due to rapid deterioration in home affordability because of higher mortgage rates that hit about 7.4% in Oct. Expected market time went up during this time as well. Mortgage rates highest level since 2000 and applications for home purchases fell to their lowest level since ’95 (august) Housing market, low supply but high rates to affect demand. Nationally home prices have softened about 3.2% from the peak, back in June 2022. For the 10 to 20 city indexes, its down 4.6% from the peak. More than overall nation. That’s the latest data provided since last month. For a specific city and/or neighborhood, reach out to Andrew Vargas to provide you the statistics and analysis. There is a lot of progress right now with mortgage rates improving. As of right now and probably the next few months CPI will probably come down a bit more. CPI for the month of December came in at 6.5% which is a major improvement from the 9% figure earlier last year. Inflation cooling as of lately has helped keep mortgage rates lower. A flood of homes hasn’t hit the market because it’s said in CA, about 89% of homeowners who have a loan are enjoying a fixed rate at or below 5%. Case Schiller Home Price Index showed prices fell 0.5% in October. Still up 9.2% yr yr. Pace appreciation decelerated was up 20.8% at peak in March.
