Joe walks through the 54-unit apartment acquisition in Missoula, Montana that Cowboy Capital purchased in September 2024. Originally listed for $6.5 million, the team moved quickly, underwriting the deal immediately and putting earnest money down on day one. After negotiating directly with the seller, they secured the property for $6.8 million, even after a higher competing offer came in. At the time of purchase, rents averaged just $783 per unit and most tenants were month-to-month. After implementing roughly $13,000 per unit in renovations and executing a strong rent repositioning strategy, the property has dramatically increased in value. With an all-in cost around $7.5 million, the asset is now being marketed near $11.8 million. Joe also shares how Cowboy Capital operates with a small but efficient team and why tight operations matter when scaling deals. We get into one of his toughest early deals that dragged on for years and barely broke even, proving that every investor has scars along the way. The episode also highlights Joe’s nonprofit, Tiny's Tribe, which supports families dealing with tragic life events by providing financial help, food, housing improvements, and support to help people move forward. This one is a deep dive into deal structure, execution, and the lessons that come from both wins and setbacks.

After a life-changing tragedy in 2013, he made the decision to stop living for what others expected and start building the life he actually wanted. That decision ultimately led him into real estate. Joe shares the story of how he went from driving a semi-truck, going to college, and raising a newborn at home to building a multifamily portfolio approaching $40 million in assets with over 1,000 units. Along the way he talks about starting a real estate club at Utah State, working for free to learn from mentors, and slowly stacking deals starting with a duplex house hack in 2016. We also get into the real side of the business. Joe breaks down one of his toughest projects where a $1.5 million construction budget ballooned to $3 million while interest rates jumped from 5% to over 10%. Instead of walking away, he and his partners swung the hammer themselves and worked through three years of challenges to save the deal. Paul Kerley was a real estate entrepreneur, mentor, and pillar of the Salem market. As the owner and president of Commercial Property Resources, he built and managed more than 1,400 residential units across Oregon and Illinois and led a team of over 100 employees. Over decades, he steadily grew a portfolio that at one point represented more than $70 million in property, focusing primarily on B- and C-class assets that served middle- and working-class families. Paul’s background was as strong as his reputation. With a degree in economics, a law degree from Willamette University, years as a practicing real estate attorney, and major brokerage transactions under his belt, including a $34 million shopping center sale, he combined intelligence, discipline, and long-term thinking in everything he did. But beyond the numbers and accomplishments, Paul was a long-time friend and mentor to Gabe and a pivotal influence in the Salem real estate community. His leadership, wisdom, and character left a lasting mark on those who had the privilege of knowing him.
