AAA35 Non-Performing Second Mortgage Investing - Lindsay Gordon
Lindsay heard about the returns on non-performing second mortgages, and thought the returns were too good to be true. Her team wanted to check it out for themselves. So they actually made the transition from buying single family rental homes over to buying non performing notes and actually becoming the mortgage holder. When they compared the rate of return on first mortgages vs second mortgages, they found that the second mortgages performed greater because they can acquire them at a lower cost, as they are typically seen as a more risky asset., That being said, they'd rather bet on 10 second mortgages then 1 first mortgage for the same price. AAA28 Insured Lending At It's Finest - John Panagako & Calvin Newton
John Panagoko Is a very experienced lender. In theory, his group can never run out of money to lend due to how they are insured. John got into real estate first as a controller of a property management company. He then created his own property management company and has managed over 60,000 units. John now owns Trust Mortgage, which is a FHA insured lending company. This means that Jennie Mae's can be issued to backup the mortgage, and in theory, can't run out of money to lend out. Calvin Newton's first step into real estate was when he bought his first house at 26 and rehabbed the property. He started to flip houses as he realized he could make a pretty good living. After that, he became addicted to the real estate industry. Calvin has worked with John for several years now because he's the best he knows who does everything properly to satisfy HUD. Victor Menasce started out in the telecom space creating microprocessors and data cards. If you have made a phone call from 1991- 2011, chances are you've used a processor created by Victor. He started to realize he had built the skill sets from his experience in mergers, acquisitions and capital funding. He utilized this and took a step into real estate investing. Victor takes a business approach to everything he does and states that every strategy needs to follow the law of supply and demand. His first transition into real estate was providing executive suite type properties on a medium term basis.
