Dave Grosz from Wilson and Company explains that pre-bid walkthroughs don’t make projects cheaper, they make bids more honest by reducing uncertainty that gets priced into proposals.
He breaks down the “ugly” (competitive silence and side conversations), the “bad” (hosts being unprepared, access issues like missing lockboxes/keys, no roof or room access, incomplete drawings, and unanswered questions that drive defensive pricing and disengagement), and the “good” (clear leadership, setting expectations, clarifying scope and open decisions, providing or sharing drawings, and creating space for questions). He argues that a strong walkthrough is a risk-management tool that reduces assumptions, contingencies, and change orders, and invites viewers to share their best or worst walkthrough experiences. 👷👷♀️
