He breaks down the “ugly” (competitive silence and side conversations), the “bad” (hosts being unprepared, access issues like missing lockboxes/keys, no roof or room access, incomplete drawings, and unanswered questions that drive defensive pricing and disengagement), and the “good” (clear leadership, setting expectations, clarifying scope and open decisions, providing or sharing drawings, and creating space for questions). He argues that a strong walkthrough is a risk-management tool that reduces assumptions, contingencies, and change orders, and invites viewers to share their best or worst walkthrough experiences. 👷👷‍♀️
