Welcome to this week’s 2 Sense where the Australian Property Podcast team discusses the latest news headlines and breaks down what it means for your property. This week Buyer’s Agent, Pete Wargent and Mortgage Broker, Chris Bates shrinking lot sizes, price surges, mortgage resets & new proposed policies, Story 1 – Lots shrink and prices surge Land prices up significantly over the past decade, according to the HIA Particularly large increases in Sydney and Hobart with the lowest in Perth Lot prices have also shrunk. Price per square meter is up 200% in Sydney How are smaller blocks affecting the housing market? What are the drivers? Population growth, slow land release, or both? What does it mean for housing going forward? Story 2 – Mortgage cliff a mirage Fixed-rate mortgages will reset from 2% to 6% for many borrowers, meaning a total of $350bn of loans in total to reset (out of $2tn mortgage debt in Aus) What does it mean? Will we see a reduction in consumption, and some will go into arrears to be forced to sell? Are we halfway through the cliff now? Arrears have increased a bit (CBA results, Bendigo Banks, etc), but not too much so far How long to go? The rest of 2023, but looks promising to date, so will the market drop as a result? Story 3 – New housing supply target The government has increased the target to 1.2m homes over 5 years to 2029, and a renewed focus on renter rights Prime Minister has backed away from the rent freeze (reduction in supply) Why is it proposed? Undersupply is looming, and record population growth Will it happen? We have never built over 225k in a year before, so 240k a year for 5 years is a huge ask. What about the quality? Defects, leaks, structural issues? There will be increased pressure on materials prices and we don’t have enough skilled labour. What does it mean for property? The big push for land release and rezoning. Caveat emptor with new builds. Learn more about your ad choices. Visit megaphone.fm/adchoices

How mortgage broking works: getting a home loan, inside & out

How do you actually get a mortgage? How do you get a loan for a property and what happens on settlement day? Work with Chris: Rask + Blusk mortgage broking In this Australian Property Podcast episode, Chris Bates, the founder of Blusk who was recently voted one of NSW's top mortgage brokers; and myself (Owen Rask, founder of The Rask Group), dive deep into every single step of the mortgage broking process. Chris and I cover every step of mortgage broking and how a really good mortgage broker should treat their client (you). If you're new to getting a mortgage, buying a property, or simply thinking about partnering with a good mortgage broker, I think this Australian Property Podcast episode is for you!In short, there are two ways most people get a loan in Australia to buying a property: Go direct to a bank. Use a mortgage broker. This is now the most common option, by far. Over the past decade, the mortgage broking industry has blossomed because, I think, it helps would-be property owners make a more informed decision when it comes to picking lenders, finding a good rate, understanding the different types of 'products' (offset accounts, redraw, fixed versus variable loans, etc.). However, in my opinion, the distance between good mortgage brokers and bad mortgage brokers is incredible. Unfortunately, picking a good one out of the gate is really tough! In case you're new to The Australian Property Podcast (welcome!) and for disclosure only, Rask & Blusk have a referral partnership in place. You can find all of the details on our mortgage broking page. House and land packages are a growing segment in the property market and a popular way for Australians to enter the housing market. However, it can be challenging to understand whether this type of property is right for you and your pretty goals and circumstance. On this episode, Buyer’s Agents Pete Wargent and Amy Lunardi will discuss what you should consider and deep dive into the pros and cons of house and land packages from purchasing your own home to an investment property. On this episode of the Australian Property Podcast: How to define a house and land package House and land packages - your home versus an investment If you are buying your home: Pros Cheaper option Brand new, more accommodation Lock in land price now, build later Less stamp duty Making changes to design/customisation FHOG Drawbacks Lifestyle: Amenity, distance from CBD Finance risk: delays to title, land value goes down, circumstances changing, build cost goes up Unexpected costs Builder risk Lengthy delays If you are an investor: Benefits. Insolvencies in the construction / developer industry are currently rather high Is it a fixed price? What are the risks of overruns and hidden extras? How will you finance the deal? Is it safer simply to buy an established property? Are there incentives for investing in a new property? 2-Sense: Wages, lending & construction crunch

Every Sunday morning the team at the Australian Property Podcast is here to deep dive into the biggest and most topical news headlines for the week and what it means for your property. With sticky inflation and rate rises affecting the cost of living for Australians, we are facing some interesting conditions in the property market in terms of lending, rental prices & supply. Buyer's Agent Pete Wargent and Mortgage Broker Chris Bates will give their plain English take on some of the most topical news stories, and help you break down and understand the noise. On this episode of the Australian Property Podcast: Wage increases: The Fair Work Commission announced a higher-than-expected award wage increase of 5.75%, impacting 2.6m workers across the country, and a minimum wage increase of 8.6%. We discuss how will this affect the economy and inflation. Will this fuel inflation or will the increase rather help cover the cost of inflation? Lending to build or buy a new home: At its lowest level since 2008 but lending buffer of 3% to stay in place coupled with rate increases. So what happens now? Reduced borrowing capacity for first-home owners means people can only borrow around 4.5x their income borrowing capacity for first-home buyers. Will this lead to a repricing event? Productivity NSW proposes building more homes where people want to live: This could lead to rezoning, so how will this affect current homeowners & suburb dynamics? Amy and Pete's property & investing mistakes

Personal wins and mistakes from our property experts. Buyer's Agents Amy Lunardi and Pete Wargent are sharing their biggest personal lessons when it comes to buying and selling their own properties & investing. On this episode, the team is getting personal in the hope that you can take inspiration from the fact that even professionals don't always get it right and how you can learn from their mistakes (and their wins!). On this episode of the Australian Property Podcast: Amy's Wins Setting clear objectives when purchasing a property Purchasing properties that align with cashflow Renovating on a budget Amy's Mistakes & Lessons Not learning enough about investing at a younger age Not planning for the future effectively Not being on top of paperwork (we know its boring, but needs to be done) Relying on professionals (property managers, layers, councils) to do their job properly, always do your due diligence Not purchasing properties when it's a good time to buy (if you are financially ready to do so) Pete's Wins Buying in great locations Diversifying (asset classes, types of properties) Being patient and persistent Pete's Mistakes & Lessons Risk management: Margin Loans i.e. using debt to buy shares: Be careful with your use of debt as things can change with the market that you cannot control Speculative investments: Buy assets that you never need to sell instead of speculative investments Not doing adequate due diligence on extra costs and levies and relying on a solicitor to address these costs Buying a unit with high strata fees. These costs are ongoing and can be variable so can significantly impact resale values Poor choice of tenants. Sometimes taking a lower rent with a good tenant is better than a bad one!
