Sydney's housing market shows a stark divide, with property values in expensive areas falling 1.8% during the March quarter while suburbs below the average house price rose by the same amount. Strong growth has been recorded in suburbs like Merrylands, Richmond, Windsor and Mount Druitt, with St Marys median house prices reaching $1.1 million after a 16% annual increase. Rental prices continue to rise at a slower rate, with Sydney houses averaging $860 per week and units at $768 per week.
