Ep 325[325] How to Raise $250,000 in Private Money in 30 Days: Interview With Susan Lassiter-Lyons
When I first started flipping houses, I didn't have any money. So I did what a lot of new investors do…I found a “joint venture partner.”This guy had some money and wanted to put it to work. So we teamed up.He supplied the funding, and I did all the “work” of finding the houses, getting them under contract, managing contractors, keeping the projects on time and on budget, and then selling the houses. We split the profits 50-50.This arrangement was fine for a while……but I was putting in a lot of long hours. And my JV partner didn’t have enough funds to pay for multiple projects at a time.I needed to raise more capital. But I had no idea where to begin. Then someone pointed me toward a book called “Getting the Money,” by Susan Lassiter-Lyons.And I can honestly say that getting funding has NEVER been an issue for me again.I’ve probably given away 100 copies of this book since then. It’s a game-changer.And today, I’ve invited Susan Lassiter-Lyons onto the podcast to share her story and her advice for real estate investors who need funding. This is one of the most powerful conversations I’ve ever had on this show.Susan is digging into stuff like…The #1 biggest constraint in her real estate investing business…How she tried (unsuccessfully) to get money from banks…The one thing that was eating into her profits the most…How to structure your pitch (when you’re first getting started)…The questions you should ask when screening a private money partner…The 3 types of people you should approach for money…The timing of WHEN you should work on raising capital…The 2 components of a successful money pitch…Why it’s important to just “be yourself” (and what that means)…The “low hanging fruit” of private money…How to make it so money is NEVER a limiting belief again……and more.If you’ve been struggling to come up with capital to fund your flips, this is for you.Let’s dive in!Links & ResourcesIf you want to raise a TON of private money fast, there’s only one book you need… grab a copy of Susan’s book “Getting the Money” on Amazon. You can also check out her work at SusanLassiterLyons.com!Like what you hear? Ep 324[324] The 5 Secrets to Creating Win-Win Deals: Interview With Bob Burg
When I first got into real estate investing, I hated to spend money. So I would go to the library and check out books.I read books about real estate, business systems, personal growth, and so on.But there was one issue I couldn’t wrap my head around at first…As investors, we buy houses at a discount. We go to sellers and we make below-retail offers. This is where our profit comes from. But what’s in it for the SELLER?Why would any seller accept one of these low offers? This used to bother me.Then on one of my trips to the library, I picked up a book I’ll never forget. It changed how I thought about everything. It was “The Go-Giver” by Bob Burg. And it taught me a lot…But one of the biggest things it taught me was how to create “win-win” deals. It gave me the answer to “What’s in it for the seller?”This book is powerful…And for the past couple months, I’ve been trying to get Bob Burg himself to come on the podcast and share his insights.Well, I’m happy to announce that it finally happened…Bob and I hung out for about 45 minutes while he shared the 5 secrets to excelling in business and in life.(The same 5 secrets that helped me close more deals when I was getting started.)Check out the interview!Links & ResourcesI give a copy of “The Go-Giver” to EVERYONE who joins the 7 Figure Altitude group. That’s how important this book is.If you’ve never read, it, go get a copy (it’s life changing and it’s a quick read). Our community is built around the principles of abundance and giving value to others. If you’re an experienced house flipper or wholesaler and you’re ready to surround yourself with other serious investors driven by the same “go-giver” mentality that Bob talks about in this podcast episode…...then I invite you to apply to join us in 7 Figure Altitude. Ep 322[322] Direct Mail HACKS for House Flippers & Wholesalers
Direct mail is getting harder. It’s getting more expensive.Response rates are lower. But it’s still our #1 source of motivated seller leads (by far). And when you do it right, it’s INCREDIBLY effective.Do it wrong, and you’ll waste a lot of money. So let’s talk about how to do it RIGHT…Justin Silverio is a real estate investor who flips, wholesales, and develops new houses and multi-unit properties in the Boston area.He also runs a mailhouse called Open Letter Marketing……where he sends out 750,000 letters and postcards per MONTH for investors all over the country. When it comes to direct mail, Justin knows what works (and what doesn’t).So I asked him to join me on the 7 Figure Flipping podcast to share his secrets. We’re digging into stuff like…One of his top performing mailers right now (it’s unusual)…How to use “list stacking” to get better leads…What filters to use (and NOT use) when buying lists…One “secret” list he’s getting from ListSource (I had never heard of this)…The “overlooked” properties he’s mailing to get $100k to $200k wholesale fees…When to send postcards versus letters (and when NOT to)…Tracking the results of your marketing campaigns……and a whole lot more.Listen in here!Links & ResourcesJustin is a member of the 7 Figure Altitude group. That means I get to pick his brain about direct mail strategies all the time. It’s guys like Justin (and our other members) who make this group awesome. Ep 321[321] $60,000 Wholesale Fee from a Facebook Post (Here’s How to Do It)
If you’re flipping or wholesaling houses, your job is to get in front of as many motivated sellers as you can.The problem is, these sellers are hard to find.Marketing is a major expense for real estate investors…And some of the “tried and true” marketing methods, like direct mail, are getting more and more expensive… while bringing in fewer results. So what’s the “next” big lead source?Stephanie Betters says it’s Facebook. And she’s got proof.Let me ask you this…What if you could get highly motivated sellers to contact YOU……while also building trust BEFORE you go on the appointment?(So much trust that the seller will give you a hug the moment you arrive?)And what if you could do this without making any phone calls or sending any mailers?Without buying lists or pissing off any unmotivated homeowners? What if it was as simple as opening a Facebook message? And what if you could collect $180,000 in wholesale fees per year JUST with this 1 method?Well, you can…Stephanie and her husband Zach are doing this right now. They average about 3 deals per quarter form Facebook. And some of those deals have been MASSIVE (including one $60,000 wholesale fee a couple months ago).I’m sitting down with Stephanie on the 7 Figure Flipping podcast today as she breaks down how she’s generating leads and building trust through Facebook……and why it’s the #1 overlooked marketing method for real estate investors.Let’s dive in!Links & ResourcesIf Facebook marketing is so great……why are so many real estate investors ignoring it?The answer is… many investors don’t know how to build real, authentic engagement with their followers. They don’t know what to post. They don’t know how to inspire conversations with their followers. It’s not enough to just post an inspirational quote once a week.To help solve this problem, Stephanie is giving away a few “cheat sheets” she uses to generate engaging content on her own Facebook page. You can literally fill in the blanks and use these same content ideas yourself.(And you KNOW this stuff works.)To grab a copy of Stephanie’s “cheat sheets,” head over to 7FigureFlipping.com/fbm.If you want to see what Stephanie is doing on her company's Facebook page, check it out at https://www.facebook.com/bettershomes/.And if you're a real estate investor and you're interested in having Stephanie manage your social media marketing, you can reach out to her at [email protected]!Catch you on the flip side!Like what you hear? Ep 320[320] How to NEVER Run Out of Motivated Seller Leads (Use This 1 Lead Source)
The #1 thing house flippers and wholesalers struggle with is finding deals. If you want deals, you need motivated seller leads.Getting these leads isn’t easy. But what if I told you……you can tap into an endless supply of motivated leads by using 1 specific deal source that most investors are skipping?Well, it's true...Sharon Vornholt is the queen of probate leads.I’m starting a new podcast series focused on marketing strategies……so I asked Sharon to break down her probate strategies on today’s episode. We’re digging into stuff like…How she accidentally became a wholesaler…Why finding properties “off market” is easier…The #1 mistake most investors are making with their direct mail…How to never run out of motivated seller leads…How probate deals work and how to contact the sellers…How to get lists of probate leads and what to look for…The 4 pieces of information you need when doing probates…What questions to ask when you contact probate leads…What type of mail you should be sending to probate leads…What problems to watch out for during the probate process…The 1 “extra” clause she puts in her contracts (and why)……and more.If you’re brand new to real estate investing, probate leads are a great place to start. It takes time and careful research to stay on top of this resource… and as a result, many of the bigger investing companies (like mine) don’t focus on these leads. On the flip side, if you’re an experienced investor and you’re running a successful flipping or wholesaling company already, this may be one area you’re overlooking. So either way, this episode is a goldmine. Listen in now!Links & ResourcesSharon is giving a MASSIVE discount on her probate training course ONLY for our listeners and subscribers. She’s created a detailed program that walks you through exactly how to tap into this “endless” supply of motivated leads. So listen to the episode above……and then head over to ProbateInvestingSimplified.com and use the coupon code “Bill50” at checkout to get 50% off the price.(This discount is ONLY available for the next week or so… after that, it’s going away.)You can also learn more about Sharon at her website, LouisvilleGalsRealEstateBlog.com.Catch you on the flip side!Like what you hear? Ep 319[319] How to Crush Your Doubts and Stop Feeling Like an Impostor (7 Figure Cruise Sneak Peek)
I just spent 7 days hanging out on a cruise ship with 100+ real estate investors. It was the first-ever 7 Figure Cruise……and it was awesome. A huge success. We had close to 200 people in our group (our members and their families). We spent about half the time enjoying the Caribbean……and the rest of the time masterminding and working on our businesses. We held a variety of sessions on topics like sales, marketing, hiring, KPIs, leadership, business systems, and more. And I want to give you an inside look at what went down.Toward the end of the cruise, I decided to hold one final session…I went up to the front of the room and stood at the whiteboard. And I asked our Altitude and Runway members, “What doubts do you have in your head right now?”We had just spent 6 days covering all this awesome material…But going home and actually implementing this stuff can be challenging. It’s overwhelming. It’s scary. And unfortunately, I know too many real estate investors who never apply what they learn because their own fears and self-doubt hold them back.I knew we had to address this before we got off the boat…So I asked our members to share what they were feeling in that moment. And as they spoke up, I started writing down a huge list of “doubts” on the whiteboard.Negative thoughts. Limiting beliefs. False assumptions. And we spent the next hour or so obliterating those mental obstacles. That final session turned out to be the most popular session of the cruise by far.So I want to share part of it with you.I want you to see what really happens at our events…But more than that, I want you to see that all of us, even the most experienced investors in the room, struggle with doubt sometimes. The question is, are you going to let it rule you? Are you going to let it stop you?Or are you going to crush it?Links & ResourcesWe’re definitely holding another cruise for our members next year. But we have a few more events lined up before that.If you’re an experienced house flipper or wholesaler…And you want to get in this room……our next mastermind meeting is happening in Atlanta in April.Let me know if you want me to save you a seat.Head over to 7FigureFlipping.com and apply to join the group.Let’s talk and see if it’s the right fit.I’d love to hear from you and find out what you’re struggling with in your business so we can help you crush it and reach your goals.Catch you on the flip side!Like what you hear? Ep 318[318] 3 Things My 5-Year-Old Taught Me About Real Estate Investing
My 5-year-old son Will just learned how to ride a bike.He was scared at first. He would put one foot on just one pedal and push himself forward a few inches. That was all he wanted to do.Then he started getting the full “pedaling” motion down, but only for a few seconds. Then he started learning to balance.I was outside with him every afternoon practicing this stuff. We would do 15-minute practice sessions, then we’d hit the playground. And for a few days, that was all it was…Small, gradual progress. Then one morning, a week or so ago, he woke up and said “Daddy, I had a dream last night that I was riding my bike by myself.”I said, “If you think you can do it, you can do it.”He couldn’t wait to get outside with his bike. And that day, something awesome happened…He pedaled the full length of our driveway on his own. When he got to the fence, he jumped off and ran to me and said “Daddy, my dream came true!”It was an incredible moment. But what does any of this have to do with real estate investing?Glad you asked…I learned a few powerful lessons watching Will master his bike. And I want to share them with you…Links & ResourcesNo matter where you are in your real estate journey, there are some takeaways here for you.And speaking of takeaways…My team and I just put together a pretty awesome tool you can use to figure out what you need to work on next in your house flipping or wholesaling business.Head over to 7FigureFlipping.com/quiz to check it out!Like what you hear? Ep 317[317] The 17-Year Journey to “Overnight” Success in Real Estate Investing
Chad Lundell launched his real estate investing business a couple months ago.He got his first solid lead after just 3 days.Since then, he’s closed 4 deals. From the outside looking in, Chad might look like an overnight success. But there’s more to the story...To REALLY understand the journey Chad is on, we have to go back 17 years.Chad has faced more adversity than just about anyone I know. I’ll let him tell the whole story, but to give you an idea of what I mean…There was a point where he didn’t want to keep on living. There was a point where he was effectively homeless, with only the clothes on his back. And then, there was a point where he ended up sitting on an airplane next to a guy named Andy McFarland.Andy is one of the top wholesalers in the nation. He’s one of the founding leaders of 7 Figure Flipping. And in addition to his wholesaling operation, he also flips houses and holds a rental portfolio.Chad, it turns out, was living in one of Andy’s rentals at the time. And one year ago, in February 2019, they found themselves sitting side by side on a flight to Colorado. (Check out the photo for proof.)That moment changed everything for Chad…So I asked him to join me on the podcast today to share his story and talk about how he’s building his real estate investing business faster than just about anyone else I know.If you’re ready to see an incredible story of personal transformation……then this episode is for you.Oh, and remember how I said Chad was sitting next to Andy on a plane one year ago?The day of that flight was February 4th, 2019.Completely by accident, we’re releasing this podcast on February 4th, 2020, exactly one year later.Coincidence? Or something more? That’s for you to decide…Let’s dive in!Like what you hear? Subscribe! If you've found any value or helpful information in the 7 Figure Flipping Podcast, we’d love to hear about it! Ep 316[316] Your Business is a Cash-Eating Monster (Here’s How to Fix It)
The reason so many investors stay broke even though they’re working hard……is because they don’t have a SYSTEM for managing their cash flow.I was in a pretty rough spot 2 years ago.(You’ve probably heard this story before…)I didn’t have any cash.My wholesaling / flipping business was growing like crazy…But my credit cards were maxed out and we could barely buy groceries.I know a LOT of investors who are in this same spot right now.I know how much it sucks. The way I fixed it was by plugging into a system called “Profit First.”This system is pretty simple. But it’s also counter-intuitive……and most business owners would never think to arrange their finances this way.(I know I didn’t.)It really WORKS, though…I’m not paying my company’s expenses out of my own pocket anymore, which is a great feeling.I want to share this system with you…And I figured, what better way to do that than to bring in the guy who came up with it?Mike Michalowicz is the creator of the “Profit First” system. He wrote the book on it (literally). He’s a serial entrepreneur and a best-selling author……and I asked him to join me on the podcast today to break down this one simple accounting structure that has saved my sanity, my marriage, and probably my entire business over the past year or so.(Seriously… I’m only slightly exaggerating.)Mike is an incredible, down-to-earth guy……and his insights are changing the way real estate investors scale their companies. So with that said, let’s dig into one of my favorite podcast episodes ever…!Links & ResourcesIf you're ready to start keeping more of your income and getting out of the cash flow crunch, grab a copy of the book “Profit First” on Amazon.Mike’s newest book is called “Fix This Next,” and it’s all about figuring out the #1 problem you need to solve right now to take your business to the next level. You can pre-order it on Amazon. And if you want to learn more about the Profit First system and Mike’s other work, head over to MikeMichalowicz.com!Like what you hear? Ep 315[315] Why Generosity is the Secret to Living a FULL Life as a Real Estate Investor
If you know me, you know real estate investing is my “thing.”It’s how I provide for my family. It’s the main subject of my podcast. It’s what I talk about in emails like this one.But today I want to share something very different. This isn’t going to be about real estate.(Not directly, at least.)I just finished up recording a new podcast episode……and the man I interviewed is not an investor. He’s a pastor.Curtis Zackery is a pastor at Church of the City, the church I attend with my family.I asked Curtis to join me on the podcast today to talk about what TRUE success looks like.It isn’t just money. It isn’t just the size of your business or the number of deals you’re doing. In the end, these things don’t bring lasting fulfillment. So Curtis and I are digging into some of the “deeper” questions of life…Why are you waking up and working hard every day? What’s the defining purpose that pulls you forward? And what should you do when that purpose starts to fade? When you start to feel burnt out?I know this type of message may not resonate with everyone. But regardless of your spiritual beliefs, I invite you to listen in……because if you want to live a life of purpose and meaning and wholeness, what we’re talking about today matters more than anything else.Let’s dive in!Links & ResourcesCurtis recently released a book called “Soul Rest” that goes much deeper into what we talked about today. If you’re ready to do the intentional work of building a sustainable, purposeful life, head over to SoulRestBook.com and get a copy! He’s also starting a ministry called “Find Rest” designed for people in the business world who are serious about achieving a sustainable, healthy spiritual order in their lives. 7FF 314: House Flippers & Wholesalers: How to Fix Cash Flow Problems (And Keep More Profit)
2 years ago, I was completely stressed out.On the surface, everything in my life was going great…My real estate investing business was growing. We had multiple deals under contract and in progress.I had moved my family into a nice new house. My net worth was higher than ever before. But under the surface, we had a big problem…I didn’t have any cash.If I wanted to buy groceries, I had to pay with a credit card……and pretty soon, those were maxed out.And yet I was running a “successful” wholesaling and flipping operation. So what was the problem? The problem was, I was stuck on the “cash flow roller coaster.”This is one of the biggest challenges you’ll face as you grow and scale your real estate investing business. And it’s the #1 reason why companies fail.2 years ago, I was at a major cash flow “low point.”And I got there because I made a few specific mistakes. But there IS a way to make cash flow a non-issue.So on today’s episode of the podcast, I’m going to share what I’ve learned……and show you how to protect yourself (and your business) from running out of cash like I did 2 years ago.Let’s dive in!Like what you hear? 7FF 313: Financial Habits From a Guy Who Just Flipped 128 Houses in 1 Year
Last year, Tanner and his cousin Travis flipped 128 houses. To those who know them, that number isn’t surprising… they’re both hard workers and they’ve been growing their business for a few years. But there was something different about last year.Last year, Tanner was able to take 6 weeks off to vacation with his family…He was “unplugged” for the entire month of July (and then some). And for Tanner, that was his goal all along. That’s what real estate investing is about……having the FREEDOM to spend time with loved ones. This freedom comes from the way Tanner runs his business, the way he manages his money, and the financial habits he’s learned throughout his life.So I asked him to join me on the podcast today to share his wisdom so YOU can tap into the same success habits that have helped him on his journey. In this episode, we’re digging into stuff like…The financial habits you need to achieve “freedom…”What most people get wrong about saving money…What entrepreneurs SHOULD be doing if they want to be free…What Tanner learned as a kid sitting at the dinner table…The #1 investment he puts his money into again and again…What he learned from Flip Hacking LIVE 4 years ago…The financial lesson he taught his 8-year-old son almost by mistake…What he’s doing with his self-directed IRA…The importance of having an owner’s equity account…What he saw when he walked through the door of his 1st flip (it was horrible)…The easiest way for a business to get into “hot water” financially…The 1 number that most entrepreneurs overlook and don’t track……and more.Let’s dive in!Like what you hear? 7FF 312: What it Takes to Reach PEAK Performance in Your Business & Your Life: Interview With Setema Gali
4 years ago, I was flipping 1 to 2 houses per year and spending my nights and weekends trying to “grow” my business.I was putting in long hours. I was learning everything I could.I was working hard.At least, that’s what I told myself.Looking back, the biggest obstacle to my success was… me.I was getting in the way of my own growth and I didn’t even know it.This is one of the biggest problems investors face.If you’ve been doing this business for a while and you’re struggling to grow…Or if you’ve been wanting to get into flipping houses but you’re still sitting on the sidelines because you’re too unsure or hesitant to jump in……then I want you to watch this (click here).I sat down with an incredible guy named Setema Gali to talk about what it takes to reach “peak” performance in business and in life.If you’re ready to get out of your own way…If you’re ready to push yourself to the next level…If you’re ready to start consistently CRUSHING your goals and ramping up your real estate investing operation……then this may be the most important video you watch this year.Let me explain…Setema started his professional career doing something most people only dream of…He got into the NFL and won a Super Bowl ring playing for the Patriots. Then he got injured. With his NFL days behind him, he started working in the mortgage business. And he did incredibly well for a while…Until the market crashed. After that, he lost everything. His cars got repossessed. He moved his family into a small townhome and started working as a door-to-door salesman. He could barely afford to pay rent and utility bills. He ended up selling his Super Bowl ring to make ends meet. That was 10 years ago.Today, Setema is one of the top executive coaches in the nation. He’s an author, a speaker, and an expert at personal transformation and professional development. He’s been through a ton of adversity in his life……and yet he’s risen through it all to “elite” level again and again. So what’s his secret?Setema’s success comes down to a few “mindset habits” that have helped him overcome obstacles and elevate his thinking in ANY situation… whether he’s training for the Super Bowl or building a business. And if you’re ready to break down barriers and ramp up your real estate investing operation……then these habits will help YOU too. This is powerful stuff… let's dive in!Links & ResourcesIf you want to learn more about Setema, tap into his expertise, and get inspired to achieve peak performance in everything you do, check out Setema's podcast and other content at his website, SetemaGali.com.Like what you hear? 7FF 311: Struggling House Flippers: You Don’t Need More Motivation… You Need Better Habits
In his first year flipping houses, Kyle Burnett lost $700.That was in 2016.By mid-2018, he was making decent money and had a few flips going simultaneously, but he was doing all the work himself and it was eating up his evenings and weekends.“Everything was operating at 50%,” he says. Nothing was great. He joined the 7 Figure Altitude mastermind group around that time.Last year, he earned a solid 6-figure net profit. He currently has 5 flips underway and is closing on several more. And more importantly, he’s been able to step back and take his family on some vacations while freeing up more of his time.Just another success story, right?Well, yes… but there’s a bit more to it than that.I asked Kyle to join me on the podcast today to share his top success habits… the daily practices and mindset shifts that have made him successful. And we DID get into that. But the conversation ended up going a different direction than I expected. Here’s the thing…Just like me and you and everyone else, Kyle has had his share of struggles. And just like all of us, there are things he’s still struggling with right now. We’re all on a journey. We’re all still learning and growing. And the only way to TRULY grow is to be open and vulnerable. There’s a LOT we can learn from Kyle’s story and from what he had to say in this interview… so let’s dive in!Links & ResourcesIf you're a real estate investing bringing in $1,000,000 or more in gross profit per year and you're ready to elevate your relationships and connect with other high level investors, I'd like to invite you to the Island Mastermind meeting I'm hosting in Turks & Caicos this May. 7FF 310: The #1 Personality Trait Every House Flipper MUST Have (and Other Success Secrets)
Sometimes I hear investors say flipping and wholesaling houses “doesn’t work” anymore. They talk about how they “can’t find any deals…”They talk about how the margins are too thin and there’s no “meat on the bone…”They talk about how there are “too many other investors…”And so on.Any of this sound familiar? If you ask these investors WHY they’re struggling, they can usually give you a long list of reasons…They’ll blame sellers for pricing their homes too high. They’ll blame the “market” for being too cold (or too hot). They’ll blame their contractors or agents or other team members for dropping the ball. You get the idea. All of these reasons have 1 thing in common. They’re all “external.”But the REAL reason some investors burn out and quit is because they’re lacking 1 key personality trait. You HAVE to have this if you want to succeed in real estate…And the good news is, anyone can learn it.This is just one of the success secrets Tyler Jensen and I are digging into on today’s episode of the podcast. You might remember Tyler as the guy who started and finished a full $40,000 rehab in 7 days.At Flip Hacking LIVE, he shared how he and his team did it, step by step.It was awesome. But today, I want to get a bit more personal…I asked Tyler to share the mindset practices and success habits that have helped him ramp up his house flipping business over the past couple years. And there are some big takeaways here...Real estate investing isn’t easy. This isn’t a “get rich quick” business. But if you stick with it and surround yourself with the right people, you can achieve some incredible things.Get out there and take action! 7FF 309: Productivity Hacks: How to Get 3X More Done Every Day (While Working LESS)
In December 2018, I gave my wife an empty box for Christmas. No, it wasn’t a “gag gift.” It was literally just an empty box. I remember the look on Lucy’s face when I gave it to her… I could tell she was kind of confused (which is totally fair). So I said to her… “Every day, at 5:30 PM, I’m going to put my phone in this box. I’m going to unplug myself from my business. And I’m going to spend the evening completely focused on you and the kids.” That was my promise to her. And it was one of her favorite Christmas gifts ever. But halfway through 2019, things changed. I took over as the CEO and owner of 7 Figure Flipping. I was running 2 businesses, each with full teams of employees I was responsible for. I was sleeping 2 or 3 hours a night. So I talked with Lucy, and I said, “Hey, things are kind of crazy right now…” I explained the situation. And she understood. After that, the phone stopped going into the box. I was pretty bummed about not being able to stick with it. And I remember one day just before Flip Hacking LIVE I saw that empty box sitting in our living room and realized it had been months since I’d put my phone in it. A thought crossed my mind… The same thought we all have when life is crazy-busy and stressful. I thought, “I wish there were more hours in the day. I wish I could get more done in less time.” If I could have figured out a way to accomplish 3X more per hour, I would have had PLENTY of time to spend with Lucy and the kids every day. If I could have TRIPLED my work output… ...then I could have put my phone in the box at 4:00 PM if I’d wanted. That would have been awesome. I’m sure you’ve felt this way too… We’ve ALL wished for more hours in the day. We’ve all wished we could be more productive. And at the start of a new year, we’re all thinking about how to get more done and hit our goals. So I want to bring some special on the podcast today… Nina is a real estate investor. But in addition to that, she’s the creator of an incredible time management system that she uses to 3X her productivity. Her system is mind-blowing… And the story of how she developed it is pretty incredible. Imagine working a 9-to-5 job and having all your daily tasks completed by mid-morning. Imagine being able to do all the work you’re currently doing, but in half the time… or in one-third the time. This is the kind of stuff we’re getting into in today’s episode. Nina is going to share… What she learned on her multi-year mental health research journey…What yelling at a McDonald's worker taught her about her own brain...How your physical environment affects your mental state…Why multitasking is a massive problem…Why you should turn off the notifications on your phone…How to stay in control of your day (instead of putting others in control)…How boundaries help you avoid “setting yourself up to fail…”Why saying “no” is important (and what you’re ACTUALLY saying no to)…The 3 main steps to planning your day…The 4 levels of priority for your daily tasks…Why “urgent” doesn’t mean a task is a priority…Why you only have 75% of the time that you THINK you have…The red, yellow, and green zones of your day (and why they matter)… …and more. Boosting your productivity is one of the fastest ways to accelerate your personal and professional growth… …and Nina is THE productivity expert. Let’s dive in!And if you want to learn more about Nina’s system, head over to her website BoldlyAndCo.com.Her productivity system hinges on a specific planner that she and her friend Mary developed, as well as training and coaching that go along with it.Check it out! 7FF 308: 3 Things You NEED if You Want to CRUSH Your Real Estate Investing Goals in 2020
I’ve been talking a lot about GOALS lately.Goals are important. You’re not going to grow your house flipping or wholesaling business by accident. You need to start the year with a clear vision of what you want to accomplish. That takes goals. But there’s a RIGHT way and a WRONG way to set goals.Do it the wrong way, and your goals won’t stick. You’ll burn out or get sidetracked.I think we’ve ALL done this in the past… how many of your previous New Year’s resolutions got abandoned halfway through January?(For me, the answer is “just about all of them.”)The thing is, it’s not enough to just “set some goals.”You need to set the RIGHT goals in the RIGHT way.And to do that, you need to keep 3 THINGS in mind. Those 3 things are what we're digging into here today. My friend Beka Shea is the queen of setting goals and sticking to them.If you heard her speak at Flip Hacking LIVE, you’ve witnessed her passion for personal accountability firsthand. The other day, she told me she wanted to put together a goal-setting exercise for everyone in our mastermind groups.I told her we already have way too much going on……and she said “Yeah, that’s why we NEED to do this.”So I agreed……and Beka created an awesome tool that walks you through the RIGHT way to set your annual goals (for your business and for yourself).I knew we had to share it with our podcast listeners and subscribers……so on today’s episode, Beka and I are breaking down how to set goals and the 3 things you need to have if you want to make 2020 your most IMPACTFUL year yet.If you’d like to grab this worksheet for yourself……you can download it at 7FigureFlipping.com/Goals.But make sure to listen to this episode FIRST to understand how to use it.I can’t wait to see what you accomplish this year… here’s to 2020! 7FF 307: New Year, New You (Who Are YOU Going to Be?)
Happy new year! Happy new decade! A couple days ago, I told you about everything that went WRONG for me and my company in 2019. Today, I want to talk about 2020. There’s a lot at stake. And a big part of your success this year will come down to your goals. What are your goals for the year? Are you aiming too small? Or too big (which is an even bigger problem)? Every year, I come up with a single-word “theme” and align my goals around it. This “theme” is what I’m truly trying to accomplish over the course of the year. Last year, the word was STABILITY. (Listen to the previous episode and you’ll see why.) This year, the word is CLARITY. If you’re a real estate investor, I want to help you make this your best year ever. I figured the best way to do that is to break down MY goals for 2020 here and explain how and why I’ve chosen them. (And also the reason I’m choosing “clarity” as the theme.) Let’s dive in! 7FF 306: Year in Review: What Went WRONG in 2019 (and What I Learned)
I had an interesting conversation the other day… I was talking with one of our 7 Figure Altitude members. She’s a successful real estate investor, and she’s been doing well for a while. But this year, she ran into some rough patches. And as we talked, she said to me, “I wish I was like you… everything YOU touch turns to gold.” It caught me off guard. Yes, I have had a lot of success in my wholesaling / flipping business. But there are ALWAYS ups-and downs… and when I look back over 2019, I see a LOT of mistakes and missed goals and things I could have done better. So I decided to do something different on the podcast today. In today's episode, I’m going to tell you what I failed at this year. (And get ready… it’s a long list.) The thing is, nobody’s perfect. There will always be room to improve. As you grow, you’ll face new issues and new challenges. Doesn’t matter how successful you are. What matters is, are you learning from your failures? And are you taking what you learn and using it as fuel to propel you forward? With that in mind, let’s dive in to what went WRONG in 2019…And if you haven’t gotten your ticket to Flip Hacking LIVE 2020 yet, the ticket price is going up TONIGHT. We’re holding the event in Orlando, FL, October 15-17. And since this is our first time taking Flip Hacking LIVE to the East Coast, I recently dropped the ticket price back down to the early-early-bird level. Until tonight, you can get a spot at the event for $397. But that’s going back up again at midnight. So take a moment out of your New Year celebration and grab your ticket now. We’re coming up on the end of the year…Less than 2 weeks left. And that means you’ve got less than 2 weeks to work on your tax strategy for 2019.As real estate investors, we face some unique tax considerations.Taxes can be your biggest expense. But there are a lot of ways to reduce and defer your taxes for the year. And getting this right could be the difference between taking home a healthy profit versus ending the year without much to show for your work.So let’s talk about tax strategy. On today’s episode of the podcast, I’m hanging out with my CPA Chris Picciurro as we walk through the 4 fundamental ways to approach your tax strategy and some of the specific things you can do to save on taxes this year and in the future. This is going to get pretty technical, and we’re going to cover a lot…Let’s dive in! 7FF 304: Your #1 Threat is Yourself: How to Break Through Your Own Limits
4 years ago, we started the original 7 Figure Flipping mastermind group.(Which is now called 7 Figure Altitude). One of the first members of the group was a retired NYPD officer named Joe Cordes.Joe got into real estate investing at the young age of 23.He bought a rental with his brother, fixed it up, and held it for a while. But then he stopped. He didn’t do another real estate deal for 25 years. He would sometimes look for properties and even made a few offers from time to time, but he was “nervous,” he says. There weren’t many good ways to learn the business. And the people in his life… his friends and family and coworkers… they weren’t investors or entrepreneurs, so he didn’t have anyone he could turn to for help. But after retiring from the NYPD, he decided to get into flipping. He flipped a house and made some money. Then he flipped another house and broke even. Then he flipped a third house and lost money. And at that point, Joe understood that he was flying blind and needed a different approach. He needed to get around a circle of people who could help him learn. That’s when he found 7 Figure Flipping. And the rest is history, right?Well… no.Joe’s story actually has a couple more twists and turns…And he’s learned some powerful stuff along the way. That’s why I asked him to join me on today’s episode of the podcast.Ready to get inspired? 7FF 303: What Tanya Learned from Flipping Her First House (While Working a Full Time Job)
If you’re working on your first flip… And you have a full-time job… …then this is for you. (Actually, there are some big takeaways here for EVERYONE, no matter your experience level.) For the past month or so, I’ve been interviewing some of our 7 Figure Runway and 7 Figure Altitude members, asking them to share their stories, their struggles, and their success. I want you to learn from them. I want you to get inspired. But more than that, I want you to get to know them. There are some truly amazing, driven, genuine people in our mentoring groups… …and Tanya Rooney is a shining example. She started her real estate investing journey about a year ago. Her first flip took about 6 months from the time she bought it to the time she sold it. And on today’s episode of the podcast, she’s sharing not just what she learned from that first flip but also a ton of other takeaways, including… The best way to learn how to flip or wholesale houses…How she funded her first flip…How she got her second deal (and how long it took)…Why she didn’t have to spend any money to do her first few deals…How she’s able to manage contractors and vendors better than ANYONE else…How and why she’s transitioning into wholesaling…The types of work she doesn’t EVER want to do…Her approach to building a team (and why it’s important from day 1)…The #1 strategy that’s working for her now…Her “6- month runway” she set up after Flip Hacking LIVE…What she and I talked about before she joined 7 Figure Runway…Her goals for this coming year…The unique “giving” plan she follows (and what she does with her profit)… …and more. 7FF 301: How This “Father-and-Daughter” Team Went From 1 Deal to 8 Deals Per Year
Ryleigh isn’t your average 13-year-old.She and her dad Nate are building a real estate investing empire one deal at a time…...and over the past year, they’ve really started ramping it up.They did 1 deal in 2018.This year, they’ve done 8 deals……and each one has been a bit different from the rest.So how does this father-and-daughter team operate this business together? And what were those 8 deals?Today’s episode of the podcast is fun, inspiring, and unique……and we’re digging into all of that and more! One of the major milestones in Nate and Ryleigh’s real estate investing journey was Flip Hacking LIVE.If you’re not familiar with Flip Hacking LIVE, it’s a live event we hold once each year.We bring the nation’s top house flippers and wholesalers together in one room, and they share their exact systems and strategies in detail. They break down what’s working and what isn’t.But for Nate, the most important part of Flip Hacking LIVE isn’t learning new tips and tactics. It’s the mindset shift that happens when you get around other serious investors. When you’re in a room with guys and gals who are doing 50, 100, even 200 deals per year……it changes your entire perspective. It changes what you believe you’re capable of.For Nate, Flip Hacking LIVE gave him permission to do more.Even with 8 deals underway this year, Nate knows he’s just scratching the surface……because he’s seen what’s possible. Before you can grow your business, you have to believe with 100% certainty that it’s possible. If these other investors can do it, so can you.But the only way to REALLY start believing it is to be there in person and get around the same people that Nate did.Watching a video or reading words on a screen won’t cut it.The energy of being there live is what makes the conviction real.In other words…If you want to grow your real estate investing business, you need to be in this room. We’re holding Flip Hacking LIVE again in October 2020.It’ll be in Orlando, FL, this time (first time on the East Coast). And from now until the end of the month, tickets are available at the massively-discounted early bird price. I want to make sure EVERYONE has a chance to get a spot. But seats are limited……so if you want to be there, go to FlipHackingLIVE.com and sign up now! Hosted on Acast. 7FF 300: Setting Yourself Up for Growth (How to Structure Your House Flipping Business)
If you want to grow your house flipping or wholesaling business……you’re going to have to make a transition. At some point in your journey, you’re going to have to stop being the guy or gal who “does all the work” and start becoming the “visionary leader” of your business. As entrepreneurs, we know how to hustle. Most of us got into flipping and wholesaling because we’re hard workers. We’re driven. We know how to get things done. But as your business grows, you’re going to have to start letting go.If you don’t, one of three things will happen…- You’ll burn out and quit.- You’ll bite off more than you can chew and end up losing money.- Or you’ll stay “stuck” where you are, limited by your own abilities. To scale your business, you have to get out of your own way.You have to make the transition from “being the business” to “leading the business.”That’s easier said than done. But on today’s episode of the podcast, I’m hanging out with 2 people who are going through this transition right now……and they have some great insights to share.I’ve known Jason and Jennifer Ross for a while. They started out doing 1 flip at a time, putting in most of the labor themselves. But this year, they’ll close 50 deals……and they have 5 active flips in process right now. It’s not all sunshine and rainbows, though.Like I said, making that transition can be difficult. So I asked Jason and Jennifer to jump on the podcast and share what they’re going through.Let’s dig in! 7FF 299: What to Do When House Flipping Gets Hard (And Life Gets in the Way)
Hope you had a great Thanksgiving! For me, spending time with loved ones, eating great food, relaxing and enjoying the company of friends and family is what it’s all about……and I’m thankful my real estate investing business has given me the freedom to be present for these experiences. But that wasn’t always the case. When I first started flipping houses, I had to give up a lot of my free time.I was working more, not less. There were a lot of ups and downs. The other day, I was chatting with Shannon Amos, a member of the 7 Figure Runway group. She’s a couple years into her house flipping journey……and she’s going through many of the same ups and downs I went through. She’s had some huge successes……and some setbacks and challenges.I asked her to jump on the podcast with me and tell her story. We’re digging into a lot of things in this episode……but the one thing that stuck out to me the most from our conversation is her perseverance and her never-give-up attitude in the face of challenges in her business and in her personal life.If you’re feeling burned out…If you’re feeling stuck…If you’re feeling like life is getting in the way of your real estate investing business……then get ready to be inspired! 7FF 298: How Chad and Ashly Made $43,000 on Their 1st Flip
Chad and Ashly Whitaker started out buying rentals. But they quickly ran out of money and got “stuck” waiting for their income to slowly grow over the long term. They wanted to generate faster returns…So this past May, they started their first flip. They sold that house in July… and they now have their next couple projects underway. They’re been moving fast to ramp up their business while balancing working full time and homeschooling their kids……and since they recently joined 7 Figure Runway, I asked them to jump on the podcast and share their story. In today’s episode, they’re going to break down…Where they got their first deal…How they rehabbed it…What specific upgrades they made to the house…The importance of “sticking to comps…”How they’re financing their deals…The marketing strategies they’re attacking first…Hiring their first employee…Why they came to Flip Hacking LIVE…Their plans and objectives moving forward……and more!Whether you’re new to flipping and wholesaling or you’ve been doing this for a while, there are some awesome takeaways in here.Let’s dive in! 7FF 297: How Jaime Landed His First 2 Deals (And Why it’s Okay to Make Mistakes)
Listen to This EpisodeIf you’re new to house flipping and wholesaling, keep this in mind…Imperfect action is better than doing nothing. It’s good to learn everything you can…It’s good to be prepared…But at some point, you HAVE to take action. You have to take the first step. Then the next step. And the next. The pieces aren’t going to click into place until you start actually DOING something with what you’ve learned.I just finished chatting with Jaime Lazcano, a house flipper based in Texas. He’s new to real estate investing. And he’ll be the first to tell you that he still has a lot to learn. But he’s already finishing up his first 2 deals……and he’s on the path to do 8 more this year.He just hired his first employee.Within a few months of starting this journey, he’s already in growth mode.So how did he get these 2 deals? And what did he learn along the way? That’s what we’re digging into in today’s episode of the podcast…Get ready to be inspired!Like what you hear? Listen to This EpisodeI want you to imagine something for a moment…You find a house on the MLS that you want to buy.You call up the listing agent and say you’d like to make an offer. The agent says, “Sure! Go ahead and fax me the offer.”What’s the first thought that would go through your mind?Probably something like What year is it?!Larry and Janet French had this exact conversation with an agent not too long ago. They’ve been in the real estate investing business since 2006.And when the agent asked them to “fax the offer,” Larry says it taught them an important lesson. That lesson is just one of the things Larry and Janet are sharing on today's episode of the 7 Figure Flipping podcast.Their real estate journey has been an unconventional one…They’ve flipped houses, bought rentals, and done a lot of private lending. At the start, though, they didn’t have any money of their own.But they were able to fund their deals 100% by putting themselves in a unique position to meet with the people who could help them.Recently, they made the decision to start growing and systematizing their business. They came to Flip Hacking LIVE and joined 7 Figure Runway……so I asked them to come on the podcast and share their story and their goals. There are some awesome takeaways in here… check it out!Links & ResourcesLooking for funding for your next flip? Listen to This Episode I’ve never seen someone do this before.Brent Meeks came to Flip Hacking LIVE just a few weeks ago.And since then, he’s been working on his real estate investing business like crazy…Hiring a full team…Mapping out processes…Setting up CRM and lead intake systems…Developing a 12-month marketing plan……and more. He’s been flipping houses for a couple years. And he’s been done pretty well… so far this year, he’s flipped about 14 houses. But it was mostly just him and his contractor and bookkeeper who handled those deals. He wasn’t doing any direct-to-seller marketing to generate leads. He wasn’t wholesaling anything (just flipping). He didn’t have an internal team to handle leads, appointments, or dispositions. He had no buyers list. His profit margins were razor-thin.But after Flip Hacking LIVE, Brent got to work. And he’s done more in 3 weeks than most people accomplish in 5 years. So I asked him to come on the podcast today and break down what he’s been up to.It’s seriously inspiring.I’ve never seen someone ramp up their business this fast…(He’s already done his first wholesale deal, and they haven’t even started marketing yet.)Prepare to have your mind blown!Like what you hear? 7FF 294: How to STOP second-guessing yourself (and become a CONFIDENT entrepreneur)…
Listen to This EpisodeThe other day, one of our 7 Figure Runway members asked toget on a call with me.He had some questions and wanted to talk through somenext steps.I told him we could definitely get on a call……but it would be even better to do it as a podcast episode,so everyone can learn and benefit. So that’s what we’re doing! In today’s episode, I’m hanging out with Yhlas Kuliev anddigging into what he’s working on in his real estate investing business.Yhlas has been involved in real estate since 2013.It’s mainly been a “side gig” for him.For most of that time, he’s been doing about 1 or 2 flipsper year, with each project taking about 6 months. But after coming to Flip Hacking LIVE, his perspectivechanged……and today, he’s on the path to grow his hobby into afully systematized business. That’s easier said than done, though. And sometimes, we can get tempted to second guess ourplans and chase after “shiny objects.”Listen in here!Like what you hear? 7FF 293: Why staying “small” could kill your house flipping or wholesaling business…
Listen to This EpisodeGrowth can be scary.I hear from real estate investors all the time who want to keep their businesses “small” because they think it’s easier that way. They think they’ll make more money if they do all the work on their own.I used to believe this. When I got into flipping houses, it was a side gig.I was a “solopreneur.” I did all the work myself.I was able to flip 1 or 2 houses per year at most. But when I did the math……I was only earning about $10 to $12 per hour in my flipping business.(Definitely NOT on the path to the income and freedom I wanted.)I knew if I wanted more, I had to get out of my comfort zone.I had to start treating my business like a BUSINESS.But hiring a team, ramping up your marketing, systematizing your business… this stuff can seem complicated and intimidating at first. So a lot of investors hold back……and as a result, they stay “small.”If that’s where you’re at right now, I want to help you break through some of that uncertainty and hesitation. On today’s episode of the podcast, I’m chatting with my friend Marina Sud, who’s story might sound familiar to a lot of investors reading this. Her story is a lot like mine…She got into wholesaling a few years ago.And up until last year, she was “going it alone,” handling just about every aspect of the business herself. But she wasn’t doing deals consistently…And at one point, she ended up with just $100 to her name and nearly lost her own home. She didn’t give up, though……and just over a year ago, she realized she needed to hire someone to fill in a major gap she was struggling with in her business. The following year (this past year), she did 55 deals. She’s on track to do even more this year. And this is just the beginning… her business has COMPLETELY changed.Today, we’re digging into her story and talking about what she went through to reach the growth trajectory she’s on now……and whether you’re new to real estate investing or you’ve been in this business for a while, there are some HUGE takeaways in here.Listen in!Links & ResourcesMarina has been on the podcast before, back when Justin Williams was the host. 7FF 292: Leadership lessons from the Navy (with my C.O. Greg Sheahan)…
Listen to This Episode At Flip Hacking LIVE, we talked about “core values.”Your core values come from the people who have shaped your character throughout your life.A few years ago, I did an exercise where I wrote down the top 3 people who have molded me into who I am today…One of them was my dad, who I brought on the podcast a few days ago.Another was Andy McFarland, one of my biggest mentors in real estate. And one was the man I’m going to introduce to you today… retired Navy captain Greg Sheahan, who was the commanding officer of my squadron years ago.Greg is an incredible leader, a mentor, and a good friend. This is a guy who truly embodies values like integrity, stewardship, giving, and so many others……and I asked him to join me on the podcast today to share some leadership lessons from his decades as an officer in the Navy. Now, you might be wondering……what does this have to do with real estate investing?Well, let me put it this way…What Greg and I are talking about today is the foundational stuff that will set you up to succeed at a high level in business, whether you’re flipping or wholesaling houses or you’re in another line of work altogether. This stuff MATTERS.If you’re not in a position of leadership yet, that’s okay. This is still for you… take it in, reflect on it, let it shape you and prepare you for the future. If you ARE in a position of leadership or you’re looking to take that step soon, buckle up……and let’s dive in!Links & ResourcesMy COO Nate and I are holding a live event in Nashville in early December where we’re going to break down how to find, hire and train your COO to “run your business” the way Nate runs Blackjack Real Estate. 7FF 291: What Mike learned from hiring (and firing) 2 C.O.O.’s who DIDN’T work out…
Listen to This EpisodeWe learn more from failure than we do from success. So today, let’s talk about a couple times where things went WRONG…Over the past 2 weeks, I’ve been sharing a lot about building your team, working with a COO (Chief Operating Officer) to grow your real estate investing business, and how to be an effective leader. Not everyone is ready for this level of growth yet……but if your goal is to scale up your income and your impact, this stuff is important.I believe every business owner SHOULD consider bringing on a COO when the time is right.Your COO is the person who “replaces” you as the day-to-day manager of your company and frees up your time so you can serve as the “visionary” leader your team needs. But it isn’t all sunshine and roses. As you can probably imagine, hiring someone to run your ENTIRE business is complicated. My good friend Mike Simmons has tried to hire a COO twice……and both times, it didn’t work out.But Mike learned some big lessons along the way that have made him a better leader. And I’ve brought Mike on the podcast today to share what happened so you’ll know a bit more about what to do and what not to do when hiring a COO (or when hiring anyone, really).Let’s dive in!Links & ResourcesMy COO Nate and I are holding a live event in Nashville in early December where we’re going to break down how to find, hire and train your COO to “run your business” the way Nate runs Blackjack Real Estate. 7FF 290: How to LEAD effectively in business and in life (this guy taught me EVERYTHING)…
Listen to This EpisodeIf you’ve been listening to the 7 Figure Flipping podcast, you know I’ve been talking a lot about leadership lately.I brought on Jocko Willink, leadership expert and retired Navy SEAL officer.I brought on Dan Coleman, our EOS implementer.I brought on Nate Johnson, my Chief Operating Officer who leads my team.Today, I’m bringing on someone very special…This person has shaped and molded my life more than anyone else.In some ways, he’s the guy who taught me everything I know.If you were at Flip Hacking LIVE, you already know who he is…Today’s guest is none other than my dad, Bill Allen Sr.He started as an engineer in the Navy and later went on to launch his own engineering firm, which he grew to 200+ employees……so he knows a thing or two about leadership. But more importantly, he’s a man of integrity with some incredible wisdom to share… and I hope his words will give you the same insight and encouragement they’ve given me throughout my life.Listen in here!Links & ResourcesMy COO Nate and I are holding a live event in Nashville in early December where we’re going to break down how to find, hire and train your COO to “run your business” the way Nate runs Blackjack Real Estate. 7FF 289: How to make an extra $1,000,000 by hiring the RIGHT team (Nate Johnson at Flip Hacking LIVE)…
Listen to This EpisodeListen up, house flippers and wholesalers…Who you have on your team matters. As you start growing your business, your “people” will matter more than anything else.In 2017, my company did about 200 deals. In 2018, we did about 200 deals again……but we made an extra $1,000,000 from those deals. That’s a HUGE difference. So where did that additional million dollars come from in 2018?It came from having the right team in place. And getting to that point wasn’t easy.At Flip Hacking LIVE a couple weeks ago, my C.O.O. Nate Johnson and I broke down what we went through to put our team together… the mistakes we made, what we learned, and how we got to where we are now.I’m sharing that presentation here on the podcast today…Let’s dive in!Links & ResourcesNate and I are holding a live event in Nashville in early December where we’re going to break down how to find, hire and train your COO to “run your business” the way Nate runs Blackjack Real Estate. 7FF 288: How to free yourself from the “entrepreneur’s curse” (so you can work ON your business instead of IN it)…
Listen to This EpisodeYou can’t grow your business until you break through the “ceiling.”What’s the “ceiling?”The “ceiling” is the upper limit of what’s possible with the systems, processes, and strategies you’re using right now.Doesn’t matter if you’re new to real estate investing or if you’re doing 100 deals per year……there is ALWAYS a ceiling. And your next level of growth is always on the OTHER SIDE of that ceiling. So, if you want to flip or wholesale more houses…If you want to make more money…If you want to get more operationally efficient…If you want to free up more of your time……you have to break through the ceiling. The problem is, most house flippers and wholesalers don’t know where the ceiling is.They don’t know what the limiting factors are in their business. They don’t know what they’re doing wrong or where they need to improve. They aren’t tracking and measuring the right numbers. They don’t know what specific things are holding them back. And as a result, they can’t see the ceiling… much less what’s on the other side of it.This is where Dan Coleman works his magic.Dan is an EOS consultant.EOS stands for “Entrepreneurial Operating System,” and there’s been a lot of talk about it in the real estate investing world over the past year or two.Simply put, EOS is a set of tools you can use to find your ceiling and smash through it.I recently brought Dan into my business to help us implement EOS.And the changes we’ve seen already have been incredible. So I asked Dan to join me on the podcast today to dig into the details of what he does and how it works…Let’s dive in!Links & ResourcesTo learn more about EOS, head over to EOSWorldwide.com for tools, books, and other resources! And make sure to read the books Traction and Rocket Fuel if you haven’t already! If you’re ready to have someone like Dan working directly with your business to help you implement the systems we talked about in this episode, reach out to Dan’s team at [email protected], my COO Nate Johnson and I are holding a live event in Nashville in early December where we’re going to break down how to find, hire and train your COO to “run your business” the way Nate runs Blackjack Real Estate. 7FF 287: 4 “Laws” of Leadership: Interview with Jocko Willink
Listen to This Episode A lot of house flippers and wholesalers do all the work themselves. They answer the phone calls, they meet with the sellers, they make the repairs, they find buyers, they handle escrow and utilities and so on.And that’s okay… some investors like it that way.But if you’re a solopreneur, your business will never grow beyond you.For most flippers and wholesalers, that means they’ll never do more than a couple deals per year.Maybe it’s enough to live on… maybe it isn’t.But either way, it’s a recipe for burnout. And it’s why so many real estate investors go back to their “day jobs” after a year or two.If your plan is to build a successful, stable, reliable business that brings in the income you need and frees up your time so you can spend it living life on your own terms with the ones you love……then you need to listen to today’s podcast episode. Why? Because to scale your business beyond what you can do on your own, you’re going to need to hire and build a team. And when that happens, LEADERSHIP becomes your most important skill set.Unfortunately, a lot of investors go into leadership with major blind spots. Most of us don’t have MBA’s. We didn’t go to Harvard. Leadership may not be something we’re used to or comfortable with. That’s why I asked Jocko Willink to speak at Flip Hacking LIVE a couple weeks ago.Jocko is a leadership expert, author, and decorated retired Navy SEAL officer.During his time in combat and as a SEAL Trainer, he developed and refined 4 “laws” of leadership that helped him and his team achieve their objectives safely, consistently, and effectively in the face of deadly resistance.Today, he’s joining me on the podcast to break down these 4 laws and dig into how we as real estate investors can apply his leadership approach in our own businesses.Jocko brought down the house at Flip Hacking LIVE…And if you want to build a business that will last……then what you’re going to learn today is mission-critical.Listen in here!Like what you hear? 7FF 286: Making an IMPACT (this is WHY your success matters)…
Listen to This Episode I want you to know something. You owe it to yourself and the world to work hard and be successful at whatever you do.I wholesale and flip houses.I run mentoring groups to help others do the same. Why? Because I know that the more we push ourselves to succeed in this business, the more opportunities we each have to make an impact on the world. That’s what this business is about, for me.Making money is great.Having more freedom and time to do what we love is great. But those things are great because they allow us to do GOOD and give back and help others… our families, our communities, and the causes we care about. This is why you MUST succeed.I work about 2 hours per week in my real estate investing business.I’m thankful that my business has reached a point where that’s the case……because it means I can pour more of my time into making an impact. On today’s episode of the podcast, I’m doing something different. This isn’t going to be about real estate.Instead, I want you to meet someone very important.Every year at Flip Hacking LIVE, we support a charity. One organization we’ve had the privilege of working very closely with is Operation Underground Railroad… a group of guys and gals on the frontlines of saving children from human trafficking around the world. And when I say “frontlines,” I mean it…They’re the ones going on sting operations and kicking down doors to rescue these kids.Supporting their mission is a big part of why we do what we do……and today, I’ve brought Matt Osborne from O.U.R. onto the podcast to take you behind the scenes of the work they’re doing and the sad reality of why it’s necessary. We all got into house flipping and wholesaling for our own reasons. We all have our “why.”For me, supporting causes like Operation Underground Railroad is part of my “why.”And regardless of what causes or charities you support, I want to encourage you to stay focused on the impact you’re making.Wake up every day and remind yourself WHY you’re in this business. The world needs you to succeed. The world needs you to give it your all.Keep learning, growing, and taking action……and I’ll catch you on the flip side! Listen to This Episode I’ve got something special for you today. We recently held our annual event, Flip Hacking LIVE, in San Diego. It was awesome. But I want to make next year’s event 10X more awesome. So I asked everyone who attended the Flip Hacking LIVE 2 weeks ago to send me their thoughts on what they liked and didn’t like about the event. To make it more fun, I said I would pick 1 person who responded and give them a 1-on-1 coaching call with me, as a way of saying thank you for the feedback.I got a lot of great responses……and a lot of great ideas we can use to make the next Flip Hacking LIVE better than ever.On top of that, I got to spend an hour or so with a young, driven wholesaler named Dante on a coaching call where we dug into his business and broke down some next steps.I’m sharing that call here on the podcast so EVERYONE can benefit…Let’s dive in!Links & Resources By the way……the kind of direct feedback you’re going to see in this video is EXACTLY what goes on inside the 7 Figure Runway group.Today is the LAST DAY to join 7 Figure Runway before we close the doors.(We won’t be taking on any new members until next October.)So if you want to be part of that group and get on calls like this with my team every week for the next 12 months……head over to 7FigureRunway.com to sign up before midnight night!Catch you on the flip side! 7FF 284: How to get MORE seller appointments from your marketing (Val Brega at Flip Hacking LIVE)…
Listen to This EpisodeVal Brega is my lead intake manager. When a seller calls in wanting to sell us their house, Val’s lead intake team takes the call, screens the prospect, and sets up the appointment for our acquisitions team.Pretty straightforward, right? Here’s the thing, though…Lead intake is where your marketing dollars turn into potential revenue. If something is “off” with your lead intake process…If you’re not getting to the phone fast enough…If you’re not following up with leads the right way…If you’re not screening and qualifying sellers effectively…If you’re not pre-framing the appointment for success from the first call……then you’re going to miss out on deals. In some ways, lead intake is one of the most volatile and unforgiving parts of your house flipping or wholesaling business. So at Flip Hacking LIVE, I asked Val to share our lead intake process. And today, I’m sharing the recording of her presentation here on the podcast.Check it out here!Links & Resources Val is going to be getting on regular coaching calls with the 7 Figure Runway group over the next 12 months, where she’s going to be going deep into how to effectively build out your own lead intake team. And the other members of my team will be doing the same.If you’re a Runway member……you’re going to get 12 months of hands-on guidance as you implement the exact systems we’re using into your own business. If you’re NOT a Runway member yet……we held our kick off call last night. 7FF 283: 3 things that “kill” deals and push sellers away (Chad King at Flip Hacking LIVE)…
Listen to This Episode You’ve got to get houses under contract.Doesn’t matter if you’re flipping or wholesaling…Contracts are the lifeblood of this business. You make your money (or lose it) when that contract is signed.Everything after that is just exit strategies (rehab and flip, wholesale, wholetail, hold as a rental… lots of ways to make money once the contract is signed). So what does it take to get houses under contract? It takes rock-solid sales and negotiation skills.Unfortunately, a lot of real estate investors are making BIG mistakes when meeting with sellers. And they end up pushing sellers away, losing deals, and leaving money on the table. My acquisitions manager Chad King has been on over 1,000 appointments.I’ve never met anyone who can get contracts signed like he can. He’s GOOD at sales and negotiation. So I asked him to come up on stage at Flip Hacking LIVE and break down how he handles seller appointments… what he says, what he DOESN’T say, and more.Chad knocked it out of the park…And today, I want to share the recording of his presentation with you.In the next 40 minutes, Chad is going to dig into…The 3 biggest things that “kill” deals during negotiation…What advance agreements are and how to use them…What questions to ask FIRST when you meet with a sellers…How to control the negotiation…How to “anchor” the negotiation in advance…What NOT to talk about with sellers…3 negotiation “hacks” to get more houses under contract…The difference between sales amateurs and sales pros…The exact scripts and wording to use…How to get sellers to give you THEIR number first…How to track and manage the followup process…How to train your acquisitions reps…Lessons learned from over 1,000 in-person appointments……and more.Listen in here!Links & ResourcesThere are just a few days left to join 7 Figure Runway.Chad and the other members of my team are going to be getting on live weekly training calls for the next 12 months to help a small group of serious, committed investors grow their businesses.Everything you hear in this episode today is just a starting point.Chad is going to be sharing a lot more over the coming months. If you want to be part of the Runway group and be on those calls, you need to jump in now.Click below to learn more and sign up!CLICK HERE to Join 7 Figure Runway (Closing SOON) >>Catch you on the flip side!Like what you hear? HFHQ 278: How to go from “just dreaming” to TAKING ACTION (and why most house flippers DON’T)…
Listen to This EpisodeLet’s talk about “event junkies.”Unfortunately, they’re pretty common in the real estateinvesting world. These are the guys who go to seminar after seminar butnever actually DO anything. They get excited… they get motivated… they learn somecool stuff……but they don’t apply any of it.They never take the next step of actually USING what they’velearned to ramp up or grow their businesses. To be honest, I don’t blame them.Too many house flipping and wholesaling events are just emptyhype. The missing piece… the part that none of the “gurus” talkabout……is how to bridge the gap between KNOWLEDGE and ACTION.This is one of the biggest reasons why most houseflippers and wholesalers don’t “make it” in this business. At Flip Hacking LIVE, we’re fixing this problem.I’m bringing in my good friend Beka Shea, who’s going tohave a very unique role at this event…Her presentation might actually be the most important part of the weekend. Why? Well, I’ll let her tell you herself…Links & ResourcesIf you’ve been guilty of being an “event junkie” in the past……I totally understand. I’ve been there. This is your chance to break out of that cycle.Flip Hacking LIVE is happening in just a couple weeks, on October 10-12 in San Diego. If you HAVEN'T claimed your spot yet, do it now!CLICK HERE to Get Your Ticket to Flip Hacking LIVE! >>And I'll see you there!Like what you hear? HFHQ 277: Disproving the “myths and fears” of hard money funding…
Listen to This Episode There are many ways to fund your flips. One of the easiest, most straightforward, and most common funding strategies is hard money.I use it all the time. But hard money sometimes gets a bad rap. There are a lot of myths and fears surrounding it.So what’s the disconnect? On today’s episode of the podcast, I’m bringing on Ray Williamson of Lending Home to dispel some of the incorrect assumptions flippers have about using hard money……and to break down why serious investors are turning to it more and more.Check it out!Links & Resources I’ve been using Lending Home as a funding source for a while.I’ve worked with other hard money lenders in the past, but Lending Home is doing a few specific things that other lenders aren’t doing… and they’re now my go-to partner when I need fast money for a deal. We’ve set up an “inside line” with Lending Home for members of our mastermind groups to streamline the funding process even further.Lending Home is revolutionizing the flip funding world……and that’s why Ray is going to be at Flip Hacking LIVE.He and his team will be there to answer any questions you have about hard money and funding deals.Gaining the right “inside connections” can have a huge impact on your success in this business. It can be the difference between missing out on a deal versus having the money you need to close within a matter of days.So if you want to connect with Ray and see for yourself why I rely on Lending Home for so many of my flips……then come join us at Flip Hacking LIVE.It's happening in just a couple weeks, on October 10-12 in San Diego.CLICK HERE to Get Your Ticket to Flip Hacking LIVE! >>And I'll see you there!Like what you hear? HFHQ 276: How to track “the numbers” on 15 deals per month (and why it matters)…
Listen to This EpisodeListen up, house flippers and wholesalers…A lot of real estate investors are skipping something VERY important. This one thing can mean the difference between making money or losing money in your business.(I’ve actually met people who THOUGHT they were making money flipping or wholesaling, but at the end of the year they LOST money because they skipped this.)So what’s the thing all these investors AREN’T doing? They’re not tracking their numbers.Yeah, I know…Bookkeeping, accounting, KPIs… ugh. It’s boring, mind-numbing stuff, right?Well, not the way Mike Simmons does it.Mike is doing about 15 deals per month right now.And he KNOWS his numbers. How much it costs to get the phone to ring…How much it costs to close a deal…Average cost of renovations…How much money he LOSES if his team misses a phone call……and a whole lot more.Mike has this so dialed in that he can go on vacation with his family, pull up a couple quick reports, and get a full breakdown of how his company is doing and where he needs to make changes or improve all in under a minute. That kind of clear, detailed tracking should be every investor’s goal. And Mike is going to break down exactly how he does it at Flip Hacking LIVE this year. He's going to walk you through how to track your numbers in a way that keep you out of trouble without taking up a ton of time or making you want to bang your head against the wall.I brought him on the podcast today to share a bit more about this topic and set the stage for his presentation at the event in a couple weeks……so let’s dive in!Links & ResourcesTracking your numbers is critical whether you're a new investor or you've been flipping and wholesaling for decades. If you're new and you aren't doing a lot of deals yet, every dollar counts. If you're doing a lot of deals and scaling your business, small tweaks and adjustments can have a massive impact on your profit. This stuff is important for EVERY investor. And Mike is going to break down his tracking process at Flip Hacking LIVE.So make sure to be there…It's happening in just a couple weeks, on October 10-12 in San Diego. If you HAVEN'T claimed your spot yet, do it now!CLICK HERE to Get Your Ticket to Flip Hacking LIVE! >>And I'll see you in San Diego!
